Mount Vernon Home Ownership
What you Own and What the Condo Owns:
A First and very important Fact about Mount Vernon Condominium:
"YOU" own Mount Vernon, not a Developer. YOU control it and it's Board of Directors
and Management. No Outside Interests. It all belongs to YOU!
The Condo Association (You) own the Buildings, Grounds,
Roadways, Pathways, Lakes, Infrastructure, etc. As a Home Owner, you have
"Exclusive Assigned Use" to your particular Home and the Use of Common Areas
which are owned by all the Condo Association Members.
The Condo pays for: Roofs, All Home Exteriors, Grass Cutting, Shrub Trimming,
Mulch, Driveways, Condo Carports, Roadways/Infrastructure, Trash Pickup, WiFi,
Fresh Home-Use Water and lots of other items that you were personally
responsible for in your former or present, Non-Condo Home.
When considering a Home in Mount Vernon, please compare what we offer to other
Condo Associations and the Expenses of these items if you, personally, had to
pay for them each Month. (See our Amenity Page).
Rentals:
Mount Vernon is a Family-Oriented Community, it's not for a constant flow of
new people, coming and going. Therefore, Rentals are limited to a minimum
Rental period of Three Months, and only one Rental per year.
This keeps Mount Vernon oriented toward permanent Residents rather than transient.

-Our Board of Directors is elected by our Owners, not some outside Developer.
-Our Board of Directors all live right here in Mount Vernon as Owners.

A Note about Flood Insurance.
One of our Annual Condominium Meeting Agenda items is whether Mount Vernon
Owners want Condo-Paid Flood Insurance.
And every year, for the past 50 years, that item has been Voted-Down by our
Owners.
As a Mount Vernon Home Owner you can purchase Flood Insurance of your own if
you desire to, but keep in mind that Mount Vernon Condo is responsible for
the Structure which includes the Exterior/Interior Walls, Slab and Roof so
if you purchase Flood Insurance for your home here, consider Insurance
that is more Contents oriented. There is no need to cover the Building itself.
And due to the Concrete construction of our various Building types, there is
little that can damage them, even a High Tide, if that ever occurs.
Has Mount Vernon ever been flooded like other Communities in the area. No.
And that's 50 years of Tropical Storms and Hurricanes. Can it happen?
Certainly, but there is a fairly good Track-Record of Storm related
High-Tides here. And these are High-Tides not a Surge. Plenty of
time to prepare.
Mount Vernon Homes are typically in the 8-14 foot Flood-Zone range.
And some Homes are in what is called the Flood Zone and some are not.
Most Owners here in Mount Vernon do not carry any additional Flood Insurance.
