Several years ago I decided to sell my home here in Mount Vernon Condominium. It was a personal choice having nothing to do with this wonderful Community.

(I didn't sell my home and I still live here, quite contently)...

I was doing my own Open-Houses at the time and the Questions shown below were all asked by the Prospetive Buyers of my home here. The Answers shown are my own and do not represent any official Answer or Response from the Mount Vernon Condominium Association.

They are from my own Research and Reading of Mount Vernon documents. Therefore, I certainly could be mistaken in my Answer shown below. If you are considering buying a home here in Mount Vernon Condominium, use the Questions shown but inquire to the Association itself rather than relying on my Answers and Research.

Common Mount Vernon Questions and Answers:
-How would you describe Mount Vernon Condominium:
Mount Vernon is a 55+ single family retirement and residential community, consisting of 434 one and two-story units on 84 Acres of Landscaped property.

It was built in the mid-70's and due to the solid Concrete and Concrete Block Construction, it has survived quite well over its 50 year history through our Florida Tropical Storms and Hurricanes. That 50 years of Condo experience, also contributes to us knowing what our Condo Operating Costs are. A solid Track-Record.

Owners comprise the membership of the Mount Vernon Condominium Association, which is managed by an elected Board of Directors. The Mount Vernon Association and the Board operate under Florida Statute 718 and the governing documents of the association.

The Owners are the Mount Vernon Home Owners, not an outside Developer or Investment Company. We manage ourselves and have done so, very succesfully, for 50 years.

-Do you have Open Board of Directors Meetings?
Annual meetings are held on the third Thursday in March of each year. Monthly Board Meetings during Fall through Spring are usually held the third Tuesday at 9:45 a.m.

Both are held in our Clubhouse Ballroom and are open to all of our Resident-Owners.

Our Board of Directors are elected by our Resident-Owners and are our neighbors.

-Does Mount Vernon carry Condo-Wide Flood Insurance?
No. The issue of Condominium-Wide Flood Insurance is on our Annual Board of Directors Meeting agenda each year and it is always voted down by our Owner-Residents. Mainly because our Property has areas that are in the Federal Flood Control Zone and some are out. Therefore Flood Insurance would only pay for those Mount Vernon Properties that are actually "in" the designated Flood Zone.

Our Homes are constructed of Concrete and there is very little that can be damaged in case of a Flood. The Interior Walls are owned by the Condo Association and would be repaired/replaced by the Association should they get wet during a Flood. However, in the 50 years of Mount Vernon's existence, yes we have had High-Tides, but none of our Homes have ever gotten close to the incoming Tide.

And, when we have an exceptionally High-Tide, it's not a "Surge". It's a very slow increase in the Water Depth that can be planned for, if needed.

-By owning a Home in Mount Vernon, what do I actually own?
You own 1/424th of the entire Condominium, with all the Rights that go with that. Very important here that the Owners are You. Not some outside Investment Company or Developer. You run the Condo with your Voting.

-Do you allow Golf Carts?
Golf Carts are for residents who, for medical reasons, have been granted Permission by the Board of Directors to own and operate a golf cart in order to access community Amenities and Activities based on a Reasonable Accommodation Form, State Handicap Permit, or other circumstances approved by the Board of Directors.

You need an approved medical reason to own and operate a Golf Cart in Mount Vernon and there needs to be adequate Storage Space at your Home location for the Golf Cart parking. For example, many Villas have space for one, but the Lake Homes and Condos generally do not unless you give up your Assigned Carport Parking Space for your Cart.

-Do you allow Pets?
No pets are allowed in our Homes or anywhere on the Condominium property. Residents nor their guests may have a Pet or Pets on the on Mount Vernon Property.

However, in accordance with Federal and State Laws on Service Animals, Mount Vernon does provide "Reasonable Accommodation" for such Pets. Please inquire about our specific Rules and Regulations on allowing Pets to be in Mount Vernon before you purchase a Home here if you have a Pet.

-Do you allow Pickup Trucks?
Yes. This is a recent change to Mount Vernon. Where Pickup Trucks were once primarily a Work-Truck, they have become considerably more Car-Like, therefore, we changed our Rules on Pickup Trucks. A number of our Boat and RV Owners have Pickup Trucks to pull their Boats and RV's. The Pickup Truck, however, must fit in your assigned Carport.

-Do you allow Motorcycles?
No. Mount Vernon is a Quiet-Place. However, Electric Bikes have become popular here and they generally have a good Range which allows trips to the Beach.

-What does the Condo take care of in and around my Mount Vernon Home?
The Condominium Association takes care of the Exteriors (Painting/Power-Washing) of your Home including the Roof as well as all of the Grounds within Mount Vernon Properties. Trimming Trees, Shrubs, Grass Cutting, Trimming, Weeding, Mulching, etc.

-Does Mount Vernon allow Fishing in its Lakes?
Yes. There is quite a wide variety of Fish in our Lakes. Fishing is only for Mount Vernon Residents and they are encouraged to safely return our Fish to the Lakes. Fishing out in our Canal and Channels, are "All-Yours", and the Fishing is spectacular around here. Just a short Boat-Ride out into our Gulf or right off of our Seawalls.

-What is the Speed Limit within Mount Vernon?
Our Mount Vernon roads are privately owned by Mount Vernon. The Speed Limit is 15 MPH which makes them very safe for our Walkers, Joggers and Bikers. And keep in mind, our miles of Pathways around Mount Vernon and our Lakes. Perfect for walking or just watching our Wildlife.

-Has there ever been major Storm Damage in Mount Vernon?
The Homes here are made of Concrete and have never had any major Damage to them, including Flooding. We have had some Carports that have been damaged in the past as well as some repairs to the Condo roofs, but otherwise, Mount Vernon has weathered our Florida Tropical Storms and Hurricanes quite well.

We have lost some Trees and Shrubs from our Storms, but as you will see in our Mount Vernon Photos, we are very well Landscaped.

-How much does a Boat Dock cost per month?
Our 70 Boat Docks are assigned on a First Come/First Served Basis. You simply apply for a Dock with an Application plus a $25 Fee, get on the rather short Waiting List, and when your Name comes up, the Dock is assigned to you, exclusively. You do have to actually have a boat ready to be moored at the Dock within 30 Days of being assigned one. But the Dock is All-Yours. You can choose whichever Dock may be open if there are several available.

There is no Monthly Cost or Fee for a Dock Assignment in Mount Vernon. It's just one of our many great Amenities here. Boaters usually joins our Mount Vernon Boat Club for $15/year but there are no additional Boat Dock Charges or Fees.

There, of course, are some Rules & Regulations for this Dock Assignment such as you actually have to use the Boat and you cannot Rent or Lend the Dock out to anyone else, but the Mount Vernon Boat Dock Amenity is one of our really good ones.

You do not have to own a Mount Vernon Home, on the Canal, to be assigned a Boat Dock. Many of our Boaters here live in the Condos or Lake Homes.

-How much does it cost to store my Boat or RV in the Mount Vernon Boat/RV Yard?
The Boat/RV Storage Yard is a separate Amenity from the Boat Docks, and a separate Application and $25 Fee. The Rules are similar to a Boat Dock Assignment and once you have been assigned a spot in our Boat/RV Yard, it's yours. But, as per the Boat Docks, you have to use your Boat or RV. You can't just park it there and not use it.

-Do you have your own Manager or do you hire an Outside Management Company?
We have our own In-House Manager and we vote for our own Board of Directors. No Outside Management. We do engage outside Services such as our Annual Auditor.

-If I buy a Mount Vernon Home, can I rent it out when I am Snow-Birding?
Yes, many of our Mount Vernon Home Owners rent their Home while they are gone.

However, Mount Vernon is not a "Rental-Community". You are allowed to rent your Home only one time a year, and for a minimum of three months. We do not want people coming and going in Mount Vernon. We want to know our Mount Vernon neighbors.

All Rentals must be pre-approved by our Board of Directors along with a Security Check and an Application Fee of $100. A copy of the Lease must be provided to the Board.

Renters are free to use all of our Amenities, however, if you have rented your Mount Vernon Home, you cannot use the Amenities, just your Renters.

-When I am not here, can I Lend my Mount Vernon Home to a friend or relative?
Yes, to a Relative but not a Friend. A maximum (no minimum) of three months unless there are Children under 18 years of age. The maximum stay will then be one month. Our minimum age of 55 applies to at least one member of the Family who you have lent your Home to. Lending your Home is only allowed for your Family Members, not Friends.

-Can my Children live with me in a Mount Vernon Home?
No one under eighteen (18) years of age may reside at Mount Vernon.

-Can I have my Grand-Children visit me here in Mount Vernon and stay in my Home?
Yes, they can visit and the may use our Amenities such as our Pool, as long as you are with them at all times.

-What are the Mount Vernon Amenities?
See our Amenities Website Page. They are amazing.

-Can I keep a Kayak in Mount Vernon?
Yes, Kayaking is one of our best Boating Amenities. Lots of places to cruise around here and our large Kayak Storage Yard is close to our Launching Ramp area. Kayak storage in our Yard is First Come/First Served but there are usually spots available. There is a $25 Application Fee but after that and you are assigned a spot, there are no other Fees, Monthly or Annually. You may wish to join our Boat Club ($15/Year) to meet other Kayak owners.

-I have two Cars. Is there room for both?
Villas have their own Driveway and Carport with room for two Cars parked behind each other. Otherwise, our Guest Parking areas that are close to the Villa Homes are used for the second Car.

Lake Homes and Condos have an Assigned Carport that holds one Car. If you have a second Car, there are close by Guest Parking Areas where you can park your second Car.

-How many Mount Vernon Home Owners are Snowbirds?
About 75% of Mount Vernon Resident-Owners are Snowbirds. It is very safe to leave your Home here and head back up North for the Summer. We have detailed Instructions in our Office and On-Line for Closing-Up your Mount Vernon Home, after Season.

But we also have a lot of Full-Time Residents who love it here in the Summer months. Much more quiet in Mount Vernon and less Activities going on, but there is still lots to do in and around Mount Vernon.

How much are Mount Vernon's Monthly Condo Fees?
Our Monthly Condo Fees are based on the number of Bedrooms regardless of where your Mount Vernon Home is located (Inland, Canal, Lake, Bay, etc.) in our Community, or the type of Building Structure (Villa, Condo, Lake Home). It's based on the number of Bedrooms your Mount Vernon Home has.

For 2026 our Monthly Condo Fees are:
$711.00 for a 1-bedroom unit
$790.00 for a 2-bedroom unit
$869.00 for a 3-bedroom unit

As with many Communities in the Gulf area, Insurance Costs form a large part of our Monthly Condo Fee.

Be sure to see our Amenities Website Page for all that you get with your Monthly Fee. It's amazing. And because of our 50 year Track-Record of knowing our Expenses, our Condo Fees are very stable.

-Do any of the Mount Vernon Amenities have any additional Costs to use them?
No, they are all part of your Mount Vernon Monthly Condo Fee. We do have Clubs that you can join for a rather minimal Annual Fee.

-We are Couple and only one of us is over 55 years of age. Can we still own and live in Mount Vernon?
Yes, only one of you needs to be 55 years of age.

-Does Mount Vernon pick up my Trash, and when?
Yes, One of our Amenities. Trash Pickup at the Villa Driveways is done every Monday and Thursday. For the Lake Houses and Condos, we have large Dumpsters close by. In addition to Trash Removal, Mount Vernon also provides WiFi, Internet, Cable TV, Home Fresh Water Use, Landscape Irrigation, Landscape Trimming/Grass Cutting, Infrastructure Maintenance, Pest Control, Sewer and Security. That's quite a lot for your Monthly Condo Fee.

-Can I have a Gas or Charcoal Grill outside of my Home?
Villa Owners can have a Grill, Electric or Propane on their back Patio or close to their front Carport as long as the Grill is moved out of the Carport into an open area when using.

Lake Houses and Condos are not allowed to have Grills.

Is the Swimming Pool heated?
Yes, and Cooled too during the Summer months.

-How can I be assured that my Mount Vernon Home and the Homes around it, will not change in its design?
Mount Vernon's Home Design has been fairly unchanged over its 50 year History. We have extensive Architectural Standards that keep Mount Vernon Buildings from changing much, which is why Mount Vernon always looks appealing.

-Can I have a Bicycle in Mount Vernon and where do I keep it?
Mount Vernon and the surrounding Communities, as well as a ride to the Beach, (three miles away), is a perfect place to bike. And we have a very active Biking Club that heads down to Longboat Key and up to Anna Maria Island, among other Biking adventures.

Bikes are normally kept in the Carports and there is a limit on two Bikes.

-Can I decorate my Home Exterior for the Holidays?
Yes, as long as they are attached with no Nails or Screws to the building. (No Holes in the Buildings). We have a Christmas Decoration Contest that is sponsored by our local ACE Hardware Store, which is just around the corner from us.

And then we also have our Annual Christmas/Holiday Boat Parade for Mount Vernon and the neighboring Communities. Boats all decorated for the Holidays cruise our local Canals with many Parties along the Shoreline. On YouTube, look for:

"2025 Mount Vernon:Coral Shores Boat Parade".

Does Mount Vernon Staff take care of the Landscaping and Grass Cutting?
Yes, we have our own Landscaping Staff to do the Trimming and general work around Mount Vernon. We hire an outside Landscape Company to mow our Grass and Trim. For Villa Owners who have Shrubs and Bushes, if you like Gardening, you may elect to trim your Plants on your own. We have lots of Gardeners who like to spend quiet-time in their Gardens.

-Can I have my Mount Vernon Home in a Trust?
Yes, your Mount Vernon Home can be in a Trust. The Trust Documents need to meet Mount Vernon requirements and be approved but quite a number of our Owners have their Homes in their Trust.

Mount Vernon is an "Over 55" Condo Community. Would you consider it to be an "Active-Community"?
Take a look at our Website Photos. "Active" doesn't really describe Mount Vernon Residents and Mount Vernon. Yes, we like our quiet-times such as sitting down at our Park watching the Sunset and the Birds, but we have many Clubs, Classes and Activities in Mount Vernon too.

Lots of Annual Parties for both Dancing and Dining. You can choose to join in wherever and whenever you like, or not. Lots of varied Sports such as Tennis, Pickle Ball, Bocce Ball, Shuffleboard, Swimming, Kayaking and Boating as well as just Walking around our Lakes and Pathways, enjoying your Mount Vernon Home.
